The Selling Process: What to Expect
• Acquire the services of a qualified Realtor to determine current market price based on its’ present condition.
• Discuss and plan a timeframe of preparing the property for the MLS. Correct any deferred maintenance, tidy up the interior and exterior, make property presentable.
• Take high resolution photos for MLS and any marketing material.
• Input all property data / photos into the MLS.
• Schedule and plan to hold an Open House.
• Review all offers and select the best candidate.
• Open escrow.
• Complete all “Seller’s disclosures” and provide to buyer.
• Order Termite inspection (if applicable)
• Buyer completes their loan process.
• Escrow closes.

We consider comparable properties that have sold within the past 6 months to establish market value. Properties with similar bedroom, bathroom count, and square footage. Any improvements you’ve made, views, additional amenities will justify a higher value.

What is this going to cost me?
Total commissions paid out are negotiable but generally are up to 6% of sales price. You’ll also be subject to paying for the following: Title, Escrow, Transfer Taxes, Termite repairs (if applicable).

As often as needed to expose the property to potential buyers, but I can curtail a schedule that you feel comfortable with.

When can I expect to receive my money?
Once we have confirmation of the buyer’s loan recording with the county, we can instruct escrow to wire your proceeds the following day into your account.
